In his work Codice Atlantico, Leonardo da Vinci described Valtellina, the source of this wine as A valley surrounded by tall and terrible mountains, it makes really powerful wines. This area has made wine since the days of the Etruscans and the Ligurians, prior to the ancient Romans. It is the northernmost area for growing the Nebbiolo grape. The wine itself is one of the three DOCG wines in Lombardy.

The marketing materials stated that its nose is quite outspoken, with aromas including mushroom, dried cranberry, and paraffin. It is dry with good fruit, surrounded by supple tannins. This medium-bodied wine is recommended with hard cheeses or grilled game birds.

This wine was aged 18 months in large wooden casks and a further 6 months in steel tanks. The producer says it can be cellared for 8-10 years and suggests drinking it with pasta of all sorts, air-dried beef, and cheese.

I first tasted this wine with beef ribs. It was round but a bit intimidated by the spicy cumin and curry sauce. Paired with a slow cooked beef and potato stew it handled itself better. It was quite fruity and cut the meals grease. It almost tasted like a Beaujolais.

I tried it with two cheeses. Grana Padano is a classic Parmesan-type cheese made for a millennium in northern Italy including the Lombardy region. It is a cylindrical, cooked, semi-fat cheese which matures slowly. It has a grainy consistency and may be sliced or grated. The cheeses taste is fragrant and delicate. The wine brought out the nutty aspect of the cheese, while intensifying its fruit. It paired well with Pecorino Toscana from Tuscany, two regions south of Lombardy.

Final verdict. I was a bit disappointed with this wine, DOCG is supposed to mean top of the line, and it was not.

The expansion entailed establishment of the new reservation center, offering free service for travel agents, vacationers, and business travelers. FSBO Closing Costs

What Are Closing Costs?

When selling your home "For Sale by Owner" (aka FSBO), your lender usually prepares a "Good Faith Estimate" of closing costs. You are entitled to receive this estimate no later than three business days after you apply for a loan. Because it is an estimate of the costs you may incur, it may not contain all potential costs. The lender will not know what all of the costs are going to be. The Good Faith Estimate will be an estimate based on previous experience. Actual closing expenses usually exceed the estimate. To avoid problems, go prepared to pay more than the amount listed on your estimate.

If you are comparing two lenders, look only at the costs charged by the lender. Lenders can only make educated guesses about the charges made by others.

You will receive an itemization of costs you may have to pay when you buy your home. The costs are listed in the order that they should appear on a Good Faith Estimate you obtain from a mortgage lender.

There are two broad categories of closing costs. Non-recurring closing costs are items that are paid once and you never pay again such as loan origination fees, recording fees, survey fees, etc. Recurring closing costs are items you pay again over the course of home ownership, such as property taxes and homeowners insurance.

Closing costs are usually made up of the following:

1. Attorney's or escrow fees (yours and your lender's if applicable)
2. Property taxes (to cover tax period to date)
3. Interest (paid from date of closing to 30 days before first monthly payment)
4. Loan origination fee (covers lender's administrative costs)
5. Recording fees
6. Survey fee
7. First premium of mortgage insurance (if applicable)
8. Title insurance (yours and your lender's)
9. Loan discount points
10. First payment to escrow account for future real estate taxes and insurance
11. Paid receipt for homeowner's insurance policy (and fire and flood insurance if applicable)
12. Any documentation preparation fees.

On closing day, you'll present your paid homeowner's insurance policy or a binder and receipt showing that the premium has been paid. The closing agent will then list the money you owe the seller (remainder of down payment, prepaid taxes, etc.) and then the money the seller owes you (unpaid taxes and prepaid rent, if applicable). The seller will provide proofs of any inspection, warranties, etc.

Once you're sure you understand all the documentation, you'll sign the mortgage, agreeing that if you don't make payments the lender is entitled to sell your property and apply the sale price against the amount you owe plus expenses. You'll also sign a mortgage note, promising to repay the loan. The seller will give you the title to the house in the form of a signed deed.

You'll pay the lender's agent all closing costs and, in turn, he or she will provide you with a settlement statement of all the items for which you have paid. The deed and mortgage will then be recorded in the state Registry of Deeds, and you will be a homeowner.

At closing, you will get:

1. Settlement Statement
2. HUD-1 Form (itemizes services provided and the fees charged; it is filled out by the closing agent and must be given to you at or before closing)
3. Truth-in-Lending Statement
4. Mortgage Note
5. Mortgage or Deed of Trust
6. Binding Sales Contract (prepared by the seller; your lawyer should review it)
7. Keys to your new home

Your Settlement Costs are going to consist of the following:

1. Sales/Broker's Commission: This is the total dollar amount of the real estate brokers sales commission, which is usually paid by the seller. This commission is typically a percentage of the selling price of the home.

2. Items Payable in Connection with Loan: These are the fees that lenders charge to process, approve and make the mortgage loan.

3. Loan Origination: This fee is usually known as a loan origination fee but sometimes is called a "point" or "points." It covers the lender's administrative costs in processing the loan. Often expressed as a percentage of the loan, the fee will vary among lenders. Generally, the buyer pays the fee, unless otherwise negotiated.

4. Loan Discount: Also often called "points" or "discount points," a loan discount is a one-time charge imposed by the lender or broker to lower the rate at which the lender or broker would otherwise offer the loan to you. Each "point" is equal to one percent of the mortgage amount. For example, if a lender charges two points on a $80,000 loan this amounts to a charge of $1,600.

5. Appraisal Fee: This charge pays for an appraisal report made by an appraiser.

6. Credit Report Fee: This fee covers the cost of a credit report, which shows your credit history. The lender uses the information in a credit report to help decide whether or not to approve your loan and how much money to lend you.

7. Lender's Inspection Fee: This charge covers inspections, often of newly constructed housing, made by employees of your lender or by an outside inspector.

8. Mortgage Insurance Application Fee: This fee covers the processing of an application for mortgage insurance.

9. Assumption Fee: This is a fee which is charged when a buyer "assumes" or takes over the duty to pay the sellers existing mortgage loan.

10. Mortgage Broker Fee: Fees paid to mortgage brokers would be listed here. A CLO fee would also be listed here.

11. Interest: Lenders usually require borrowers to pay the interest that accrues from the date of settlement to the first monthly payment.

12. Mortgage Insurance Premium: The lender may require you to pay your first years mortgage insurance premium or a lump sum premium that covers the life of the loan, in advance, at the settlement.

13. Hazard Insurance Premium: Hazard insurance protects you and the lender against loss due to fire, windstorm, and natural hazards. Lenders often require the borrower to bring to the settlement a paid-up first years policy or to pay for the first year's premium at settlement.

14. Flood Insurance: If the lender requires flood insurance, it is usually listed here.

15. Title Charges: Title charges may cover a variety of services performed by title companies and others. Your particular settlement may not include all of the items below or may include others not listed.

16. Settlement or Closing Fee: This fee is paid to the settlement agent or escrow holder. Responsibility for payment of this fee should be negotiated between the seller and the buyer.

17. Abstract of Title Search, Title Examination, Title Insurance Binder: The charges on these lines cover the costs of the title search and examination.

18. Document Preparation: This is a separate fee that some lenders or title companies charge to cover their costs of preparation of final legal papers, such as a mortgage, deed of trust, note or deed.

19. Notary Fee: This fee is charged for the cost of having a person who is licensed as a notary public swear to the fact that the persons named in the documents did, in fact, sign them.

20. Attorney's Fees: You may be required to pay for legal services provided to the lender, such as an examination of the title binder. Occasionally, the seller will agree in the agreement of sale to pay part of this fee. The cost of your attorney and/or the sellers attorney may also appear here. If an attorney's involvement is required by the lender.

21. Title Insurance: The total cost of owner's and lender's title insurance is shown here.

22. Lender's Title Insurance: The cost of the lenders policy is shown here.

23. Government Recording and Transfer Charges: These fees may be paid by you or by the seller, depending upon your agreement of sale with the seller. The buyer usually pays the fees for legally recording the new deed and mortgage (line 1201). Transfer taxes, which in some localities are collected whenever property changes hands or a mortgage loan is made, can be quite large and are set by state and/or local governments. City, county and/or state tax stamps may have to be purchased as well

24. Survey: The lender may require that a surveyor conduct a property survey. This is a protection to the buyer as well. Usually the buyer pays the surveyor's fee, but sometimes this may be paid by the seller.

25. Pest and Other Inspections: This fee is to cover inspections for termites or other pest infestation of your home.

26. Lead-Based Paint Inspections: This fee is to cover inspections or evaluations for lead-based paint hazard risk assessments.

27. Total Settlement Charges: The sum of all fees in the borrower's column entitled "Paid from Borrower's Funds at Settlement" is placed here. This figure is then transferred to line 103 of Section J, "Settlement charges to borrower" in the Summary of Borrower's Transaction on page 1 of the HUD-1 Settlement Statement and added to the purchase price. The sum of all of the settlement fees paid by the seller are transferred to line 502 of Section K, Summary of Seller's Transaction on page 1 of the HUD-1 Settlement Statement.

I was a licensed nurse and had the map of my life routed out to specifics. I had a plan in mind that included goals, dreams, anticipations and expectations. No one knows how quickly those things change unless you have had the pleasure of experiencing the role of being a special parent. Like many special parents out there, I was struggling, looking, and wondering how I could continue to meet the demands of my career, all while caring for my child with special needs. While being a special parent is the most important role in your life, you also have to somehow manage a career and financial support. Your role is multipurpose and you want to be there for your child, but your career demands a huge percentage of your time and efforts. How can you be a special parent, cater to your career, provide for your family and maintain your sanity?

If you or someone you know is parenting a special needs child and trying to work outside the home, you know exactly what I am talking about. Sure, you can leave your child with a friend, a parent or other caregiver, but when it comes down to specifics and your child needs you, its much easier to stop what you are doing at home than it is to face your employer and deal with their scrutiny. You have to remember, unless you are the parent of a special needs child, this is a situation you just about have to experience in order to understand or comprehend the importance your role plays in that childs life.

I always thought if anyone could do it, I could. I was a struggling single mom with a good head on my shoulders and a positive attitude. I was perfectly capable of maintaining a demanding career and taking care of my special needs son along with my other 2 children without having to change a thing. I was bound and determined to succeed one way or another without having to inconvenience my career or my everyday life in any shape, form, or fashion.

Guess what? Like many other parents of special needs children, I was wrong. I had to make decisions that I really didnt want to make. In that process, I had to manage transitions that were mind-blowing and difficult to say the least. I used my own tactics and I compromised, I was literally at the end of my rope and finally, in 1998, I was able to eliminate a great deal of stress that was controlling my life, and began to experience the fulfillment of being a full-time parent to my special needs child and became enabled to work from home to help financially support my family.

During the past few years, I have also helped others become home-based income producing parents and here are some examples of questions people have asked:

Was this transition easy? No. If you are looking for an easy way out, working from home is most likely is not something for you. If you dont have the persistence, patience and are not goal-oriented, you can forget it.

Did you struggle? Yes, in more ways than one.

How did you finally begin creating an income from home? It wasnt easy and began with many promising opportunities that turned out to be less than legitimate.

I wanted to minimize my absence from my family, gain some independence and make this transition as smooth as it could possibly be.

The entire process of going from working outside the home to working at home hasnt been easy. Its been a long road full of challenges and barriers. Being the parent of a special needs child has been the major motivating factor for me in my pursuit of working from home. You have to take those challenges and face them head on, move those barriers and leap over them; get down to business. If the kitchen is the bug bear in your new home then try updating the cabinets, either with new doors or just a coat of paint. Paint the walls if they really need it but dont go for bright colors they soon look tired. Neutral is best, then add color with blinds and accessories

Before you make any decisions take a good look around your new home. Decorating may not be the answer. Unless there are things that you feel you feel you really cant live with then try using different furniture arrangements and swapping curtains i.e. living room to bedroom etc. Get some potted plants if you dont have them because they brighten any room.

City Of Heroes: A Travel Power Guide

We at the Marvello Corps supergroup like to give help where we can. Where as City of Heroes isnt the most complicated MMORPG out there, its always good to have a little bit of information to help those who want it so I have written this guide to one of the most fun parts of both City of Heroes and City of Villains; the travel powers.

Over the 50 levels of both games you are going to do an awful lot of travelling around. You have the choice of 4 different powers that you can take to help you get around the different zones. They each have their benefits, drawbacks and pre-requisite powers that need to be taken before you can access them.

The powers themselves can be accessed at level 14 at the earliest and they are so prevalent in the game it is just assumed that by level 14 you will have one. Its important to remember this when choosing your early powers, especially if you want to PVP, as the terrain of the higher-level zones (and the distances you have to travel between missions) is much easier and quicker to navigate around with one of these powers. So you want one right?

This means that either at level 6, 8, 10 or 12 you have to make the choice of travel power and pick a pre-requisite. The travel powers themselves are Fly, Teleport, Super Jump and Super Speed. Which one you choose will greatly depend on personal preference or character concept. I chose Fly with my original character because I was new to the game and wanted a flying character. My main preference, however, is for Super Jump as it is very versatile. This doesnt stop me taking other travel powers though, sometimes for character concept or sometimes because I like a change. Sometimes I like to pick powers based on the pre-requisite power. This is always a good idea if there is a power that you want because it saves you having to access 2 travel pools and gives you a further power selection that otherwise would have been lost to you. As you can see there are many things to consider when deciding on your power.

So here are the powers along with some of their pre-requisite powers and pros and cons.

Fly:

This seams to be the one power that every new player wants and you can see why. Flying is so ingrained into the concept of a super-powered hero it almost seams wrong to have a hero without it.

Some say it is the safest power and it has certainly been designed as such. With it you can often completely miss mobs. Within missions it is not overly versatile but can be a benefit to the right character. It has a fairly high endurance usage (even though changed recently) and in order to use it with powers you will need to optimise your build. One option is to take Hover (one of the pre-requisite powers) as it has a much lower endurance usage and gives a defence buff as well, all be it a small one. One thing to remember is that it has a suppression effect so if you fire your powers you can not simply fly off, it takes a few seconds before the power comes back.

On the down side Fly is very slow compared to the other travel powers. Recently the option to slot Swift to enhance fight was added but it gives little benefit to a fully slotted Fly. The power its self needs to be slotted. I would recommend at least slotting with 3 flight speed enhancements. If you find you are having problems with endurance a 4th slot with an endurance modifier should solve that.

As far as Pre-requisites go you have a choice of Air Superiority and Hover. Air Superiority is actually quite a nice attack that deals a fare amount of damage and knocks an enemy out of the sky (or off there feet). Its handy for Defenders and Controllers who dont get many Melee attacks. I would warn against it for characters who use weapons though as you will have to re-draw your weapon after firing this off.

Hover is like mini-fly. It has a very slow speed but this can be enhanced with Flight speed enhancements to give a fairly good speed for use in battles. It does not suffer from suppression and has an incredibly small defence bonus. It is good for non-melee characters that want to fly above a battle and attack/buff/de-buff and can be useful for avoiding floor traps like Quicksand and Caltraps. This isnt as good for Melee characters as you tend to stay away from the fight more.

Teleport:

Teleport is fast. In fact it is the fastest power in the game. You will get to everywhere as fast as super-humanly possible and it looks really good and has a very useful pre-requisite power.

Its a very nice power to have in some respects. In others though, it is sadly lacking. For the benefit of speeding across zones you will have to 6-slot this power. Firstly 3 you need slots for endurance reduction. The endurance usage on Teleport is very high. When you first get this power you often have to take breaks between teleportation, as travel across zones will leave you drained. With the slotting however it is manageable and with Stamina as well, it is even more so. The last 3 slots you can use to boost the powers range (using normal range enhancements) that will speed up your travel.

As far as versatility goes this is probably the least versatile of the travel powers. Its speed is great but changing direction is sometimes a pain. One of the redeeming features of this power though is the ability to teleport away from slowing effects. It is useful in missions even if it takes some thinking outside the box to find some of the uses. Teleporting between ledges in missions is not the easiest thing in the world and if you want a power that is useful in that respect then maybe one of the others would be better for you.

Recall Friend and Teleport Foe are both useful powers as well and really help to make the power a better choice. Recall Friend lets you teleport team mates to you. This can be useful if you are getting people away from trouble or helping people reach missions quicker. It is less useful in PVP but this is where Teleport For really comes into its own. Teleport Foe allows you to teleport and enemy to you. Its occasionally used as a pulling technique in PVE but it has a large agro range so you often find that the whole mob will follow as well. This is not always the case in PVP though and the power can be used to target individuals and either move them away from one of your allies or move them closer to another one.

If you can afford the slots then this is a nice power to have, even if it takes a little getting used to.

Super Jump:

I find this to be the most versatile of the travel powers. It combines a good speed with a decent vertical movement allowing quick crossing of maps as well as useability inside missions for reaching some of the tricky ledges. It also has the benefit of allowing you to control where you are going to land. The only down side to this power is that if you are not careful you may land near or on mobs who can quite easily kill you. It does not take long, however, to learn some of the tricks with Super Jump and it will afford you safe travel around zones with not much practice.

Super Jump is another power that has the suppression effect however and is greatly affected by powers that slow you or remove your ability to jump. It also has a very subtle power effect and it has been known for some people to run out of endurance during a battle because they have left this power on. That is not to say it is heavy on endurance, in fact outside of battle situations you never need to worry about endurance at all. The power is at a premium with just a single Jump enhancement and is actually quite fun to use.

The pre-requisite powers are equally as good as those of Fly. Combat Jumping is to Super Jump as Hover is to Fly. It gives you a very minor defence and can be use as a minor travel power. It is a toggle of course and endurance heavy builds, or those who already run many toggles may have a problem running CJ at the same time as fighting. Jump Kick has a funny animation but is every bit as good as Air Superiority. Once again using this power will have the effect of sheathing any weapons you may be using, but that does not stop it being useful for the right character.

Another thing to consider when taking the Jumping pool is Acrobatics. I have deliberately left out the other powers in the travel pools because on the whole they are not much use and do not have an effect on whether a power is chosen or not. Acrobatics is different. It is a toggle that allows some protection from holds and knock back effects. Its worthwhile considering if you have a character that does not have a power like that available within your own sets.

This is my favourite power for travelling. Its a good all rounder.

Super Speed:

This is the second most versatile of all the travel powers yet is suffers in one great respect. Unlike all of the other travel powers Super Speed is the only one that forces you to go around objects. The payoff for that is that you have a very speedy power that grants you a limited stealth effect. Travelling with Super Speed is not the easiest thing and you often have to re-evaluate your route half way through but the speed lone means that you still tend to end up at missions before your teammates.

In missions as well this is a useful power. It can help you keep up with your team. It can help you stealth through missions, avoiding those tricky mobs, and it has a very low endurance drain so it is possible to use this power in a fight.

For enhancements, you can just slot one for running speed and you are all done, saving you valuable slots. It is a good idea, however, to get this power with Hurdle from the fitness pool as that will give you some benefits vertically and allow you to jump over some obstacles you would otherwise have to run around.

Super Speed has the benefit of having one of the most useful pre-requisites; hasten. This power speeds up your attacks recharge time. Some see it as a must-have power but I have never thought of it as such. It does however give you great benefits in some fights and is a very worthwhile power to take.

The other option is Flurry. Much like Air Superiority it is a punch, but one that deals damage over time. The animation is a little long for it but you can get a good attack out of it if you are prepared to slot it for damage and accuracy.

Super Speed would be my second choice as a versatile power and again is one that is a lot of fun to use. Sometimes allowing you to see parts of the maps you otherwise would have missed.

And thats it. As I said before, a lot of this comes down to preference but I hope that this, in some way, is a useful guide to those wanting to know a little more about travelling in City of Heroes and City of Villains.

DVD Ripping - Legal or Illegal?

U.S. copyright laws forbid the sale of software that bypasses DVD copy protection. Despite this there are hundreds of the software packages available online that have that capability.

In recent cases brought under the existing law the claim was made that the vendors were unaware of the capability of the software they offered for sale. Specifically, the US Digital Millennium Copyright Act bans providing information or tools to negate copy-control features. This includes the Contents Scramble System currently employed by DVD's. Individuals and companies are forbidden to sell DVD-ripping programs and copyright attorneys maintain that people who use the software in the US to break the protection are breaking the law.

While the US Movie industry fights to protect it's rights under copyright law, the vast array of DVD ripping software now offered for sale online and the ease with which consumers can use it, make it a foregone conclusion that Hollywood is fighting a losing battle. Today the copying and conversion of DVD and audio files is totally simple and, in fact, much of the software now offered free online automate the technique. Even the non-geeks can do it!

John Malcolm, antipiracy chief of the Motion Picture Association of America disputes the freedom of use claims made in the case of DVD's being copied by someone who has bought the DVD for their personal use as backup etc. The MPAA plans to stop the piracy of movies before movies go the way of the music industry where piracy is so widespread as to have completely negated the laws of copyright in the US. MPAA was successful in getting a court order to ban 321 Studio's flagship product DVD-X Copy. After a number of unsuccessful court battles, the company went out of business despite the fact that the product was a highly popular and successful program.

Many of the companies distributing DVD ripping software sold at major outlets warn US customers of the illegality of copying DVD's with copyright protection. At the same time, consumers are directed to other sites (many of them offshore) where the necessary software elements to complete ripping copyright protected DVD's. While MPAA continues to promise direct action to stop piracy, the actual ability of the Association to effect this intent in such situations has to be questioned.
